What are the costs involved in buying a property?

You should estimate approximately 12% of the property's price. This amount includes taxes (10% of the total price), the notary's provision of services, and the registration of the deed in the Property Registry (2% of the total price).

During your stay, you can contact ShBarcelona's 24-hour maintenance service. They will assist you, and if necessary, send someone to resolve any issues in the apartment. This service is free. However, please note that if the problem is due to misuse or an accident attributable to the tenant, repair costs will be invoiced.

all our apartments are furnished and equipped. They all have a washing machine, bedding, and blankets. You just need to bring your personal belongings and your own towels. The apartment is thoroughly cleaned and ready for your arrival.

Results of Your Application

The final cleaning of the apartment is mandatory and will be the responsibility of the tenant. The price is determined based on the total surface area (m2) of the apartment. This amount is pre-established in the contract. You can choose to pay it at the beginning of the reservation or at the end of the contract.

How to Reserve?

The key collection will be at our office at C/Sepúlveda, 154 Bajos. Our hours are Monday to Friday from 9:00 a.m. to 6:00 p.m. uninterrupted and Saturdays from 10:00 a.m. to 1:30 p.m.

Outside of these hours, key collection will be directly at the apartment and with an extra charge:

Weekdays from 6:00 p.m. to 10:00 p.m., surcharge of €30 and from 10:00 p.m. to 9:00 a.m., surcharge of €50.

Holidays and weekends surcharge of €30 all day until 10:00 p.m. and €50 after 10:00 p.m., until 9:00 a.m.

Maintenance

Consumption is not included in the long-term rental price.

A long-term provision will be charged from the second month of rent depending on the number of bedrooms: 1 bedroom €100, 2 bedrooms €140, 3 bedrooms €180, 4 or more bedrooms €240. These payments will be adjusted at the end of the contract based on the actual consumption in the property.

Energy Consumption

As the new owner, your title will be registered in the Property Registry. This process is handled by the same notary where you signed the purchase.

As a new member of the homeowners' association, you must inform the property administrator so they can notify you of meetings and set up payment arrangements.

You need to contact utility companies (water, gas, and electricity) to change the account holder and set up direct debit, ideally providing actual meter readings.

You must notify the Barcelona City Council to change the name on the IBI (Property Tax) for the year following the purchase.

After Sale

As shown in the booking confirmation, you need to contact us when you are close to your final destination.

If you are coming by car, call us 30 minutes before your arrival.

If you arrive by bus or train, contact us when you reach the station.

Our staff will not go to the apartment you have rented until you have called us.

If you wish to cancel your reservation, please note the following:

If you inform us more than 30 days before the check-in date, 50% of the deposit will be charged.

If you inform us 30 days or less before the check-in date, this will result in the total loss of the deposit.

In case of non-compliance with the reservation by the company, the same cancellation policy will apply.

The apartment must be vacated before 12:00 PM. After this time, the person in charge of cleaning will prepare the apartment for the next guest. The deposit will be returned upon key handover.

Please leave the apartment in a reasonable condition, which includes taking out the trash and washing the dishes, or an additional cleaning charge will apply.

Upon arrival, during check-in, you will agree with our agent on the departure time to facilitate the return of the keys.

Departure

We make a hold and a pre-authorization, therefore, the amount will not be charged and this pre-authorization will be valid for 7 days.

With your credit card

With this option, an additional 20€ will be charged to arrange the return of the amount upon departure from the apartment. Please note that if you pay in cash, the amount will be refunded once you have returned the keys and if the apartment conditions are satisfactory.

The amount of the security deposit requested will be 250€. You have two payment options:

Key delivery will take place during office hours (Monday to Friday from 9:00 AM to 6:00 PM). Outside of these hours or on holidays, an additional provision of services of €30 will be charged to the agent handing over the keys.
